What we checked

Every Crafted roof replacement starts with a full tear-off, so the roof decking can be inspected before anything new goes down. On this ranch the crew stripped the old roof to the deck, checked it, and covered it with synthetic underlayment and ice and water shield before the new shingles went on.

What we did

  1. Removed the existing roofing down to the decking so all of it could be inspected.
  2. Tarped the landscaping and beds around the house to catch debris during tear-off.
  3. Installed black PVC-coated drip edge around the perimeter.
  4. Installed CertainTeed RoofRunner synthetic underlayment over the decking.
  5. Installed CertainTeed WinterGuard ice and water shield along all eaves and in the valleys.
  6. Installed a starter course around the entire perimeter, then the new shingles, hand-nailed with six nails per shingle.
  7. Installed a Lifetime Ultimate pipe flashing boot and painted the pipes to match the roof.

Why these materials

CertainTeed RoofRunner synthetic underlayment. CertainTeed describes RoofRunner as a scrim-reinforced underlayment that sheds water quickly, resists wind and gives installers a slip-resistant surface.

CertainTeed WinterGuard. A self-adhering waterproofing underlayment installed along the eaves and in the valleys. CertainTeed designs it to help prevent leaks from ice dams and wind-driven rain.

Black PVC-coated drip edge. Metal edging along the eaves and rakes that directs water into the gutters and away from the fascia, finished in black.

Lifetime Ultimate pipe boots. Pipe penetrations are a common leak point, so every plumbing vent got a new flashing boot, and the pipes were painted to match the roof.

Keeping your roof in good shape

  • Clean the gutters and downspouts after the leaves drop in the fall, so water drains off the eaves instead of backing up under the shingles.
  • Walk around and look at the roof from the ground after major wind or hail storms. The National Weather Service Baltimore/Washington office posts storm warnings for this area, and missing or creased shingles should be checked by a roofer before the next rain.
  • Keep the attic vents open. Insulation pushed against the soffit vents blocks the airflow the ridge vent depends on, and a warm attic is what melts snow into ice dams.
  • Have the pipe boots and flashing looked at every few years. Those joints are where small leaks usually start.
  • Never pressure wash the shingles. It strips the protective granules off the surface.
